The directors of Marina View Management Ltd appoint a managing agent
to look after the day to day affairs of the Marina Court complex, including collecting service charge fees from apartment
owners and paying all bills for the running expenses of the buildings from the company bank accounts.
The agent is the first point of contact for residents' queries and problems and is responsible
for planning and organising maintenance and repairs of the premises. Appropriate insurance policies covering all aspects of
estate management are arranged by the agent.
The agent prepares regular financial accounts and annual budgets and advises on appointments
of contractors who are paid within budgets agreed by the directors.
As part of the agent's duties regular visits to the complex are required as are all necessary
communications with residents and tenants individually or generally for example by way of circulars on specific issues.
Should there be any government, legal matters or lease-compliance issues the agent will take
action accordingly, taking instructions from the directors if needed.
